An aging and inefficient building with worn finishes and systems, West Metro Plaza required a budget-conscious renovation to improve its market appeal. Samaha Associates created a facility plan to enhance leasable retail and commercial space on the first floor while also improving accessibility and storefront visibility. Several small lobbies were eliminated in favor of a single central lobby serving the upper floor office suites. The design included renovation strategies that helped reduce energy use, improve public spaces, and bring the building into code compliance while minimizing costs. The renovation, which also included selective façade replacement, the addition of a roof screen, and spandrel glazing, resulted in significantly enhanced leasing activity in both the office and commercial spaces.
